Planning Insights:
The planning process was uniquely community-led. Archio was selected by residents at a public workshop, building strong local support. This culminated in 107 local people hand-delivering the planning application and letters of support directly to the Mayor of Lewisham. This overwhelming community backing, a direct result of our co-design, was instrumental in securing planning approval in April 2019.
Project Challenges
Navigating constrained backland garage site
Strategically positioning the building to avoid a gas main, which saved £50k (2% of the project value) and allowed for optimal density.
Balancing affordability and viability
Close collaboration with the Quantity Surveyor tested unit mixes for funding. Value engineering, like brick changes saving £60k, maintained design quality while meeting affordability targets.
Addressing overlooking/privacy on site
Achieved 4-storeys with a building stepped in plan and efficient deck access, carefully managing overlooking and creating high-quality, triple-aspect homes.
